Trinity River
Many people that are looking for riverfront property as a vacation or second home have a picture already in their head of their dream property. It usually includes pine trees, rustic architecture, moving water – visible from the house, and privacy. Of course the term ‘rustic’ means different things to different people, and speaking from experience, I have found that most people want a rustic ‘look’ but modern amenities. Currently, there are four lovely properties on the market in Trinity County that offer all of the above at prices ranging from $465,000 to $1,200,000. (The one for $1,200,000 is not on the MLS -which is often the case with a number of high-end ‘special’ properties – and its availability shared only with serious and qualified buyers, but I’ll give you a little taste.)

Trinity River $745,000
The first is 3 1/2 acres filled with everything you could ever want in a vacation property. Plenty of shop and garage space for the toys, plenty of room for family and friends in the 3 bedroom 3 bath, 2,700 square foot main house, plus a 500 square foot guest house – currently used as a meditation room – which opens up to the hot tub and looks out over the walking labyrinth on the lawn by the river.

View from Master Bedroom
Yes – there are breathtaking views of the Trinity River and the Trinity Alps. Located just below the confluence of Rush Creek and the Trinity River and owns all the way to the other side of the river. You can walk right down to the river – easy access for swimming, fishing, boating or tubing. The surrounding pine trees provide that unmistakable mountain aesthetic, making this property the real deal! Offered at $745,000.

2006 Custom Home $599,000
Next is a property with so much to offer, that it is worth mentioning here, even ‘though it is not technically a ‘riverfront property’ due to the fact that the BLM owns a strip of land between the property and the Trinity River. So, to be clear, no riparian rights or priviledges here (although those may be a thing of the past anyway if S.787 goes through) but you still have privacy and a gorgeous piece of water flowing right past your house that you are able to use for swimming, fishing, boating or tubing whenever you wish.

Trinity River
The home is a stunning 3 bed, 2 bath 2340 sq ft custom design just completed in 2006! Lots of special features including 9′ ceilings, porcelain plank flooring, granite counter tops. plush carpeting, custom doors & cabinets, large kitchen island, central vac, composite sinks. Has an all weather screened porch with removable windows plus a covered porch in the back. Walk out your back door & see the river go by. 2.66 acres with room for gardens, fruit trees & a small vineyard. Offered at $599,000.

The Bear House
For those of you who are considering living “off-the-grid” – here’s a property that will let you do it in such style, that you will probably forget that you are 100% self-sufficient! Nestled on 8 private acres on Rush Creek (where the Salmon spawn), this 1994 Tahoe-Style home offers 1,868 square feet of log-home aesthetic with all the comforts of the 21st century. Nicknamed “The Bear House” because of all the hand-carved bear figures featured in the design, this house achieves the perfect balance of rustic simplicity and quality construction.
Yes it is entirely solar powered, and also has a hydro-electric system in place, ‘though not currently in use. Offered at $495,000.
And last, but not least, I just want to tease you with a wonderful retreat that has a main house, guest house, sleeping cabin, garage, shop and incredibly manicured grounds on a rushing piece of water complete with a swimming hole. The homes are custom-designed and built, with understated elegance that offers many different views (and sounds) of the beautiful water flowing by. You won’t see this one on the MLS, or public sites. Call or email me for more information. Offered at $1,200,000.
