These include a wide range of properties from off-the-grid rustic to luxurious in-town estates.  Below are the sales records of each property, along with their original list prices and dates.  The fact that they’re selling are encouraging, but many of them are selling at prices that are less than half of their original list prices.  Those that sell within the range of the original asking price were modestly priced to begin with.  Buyers continue to be very cautious with their funds, but are ready to strike when the price gets to the right level.

Over $500,000

The highest sale went to a 280 acre Ranch in Igo that featured a 3,780 square foot luxury main home with breathtaking views, large shop and guest quarters, Hay Barn, horse and cattle facilities, 1 mile of river frontage, wind turbines, broadband wireless internet.  The property was originally listed on April 19, 2010 at $1,459,000, and closed escrow on August 11, 2010 at $1,325,000.

Also, a beautiful 5,000 square foot luxury home in Redding with superior Sacramento River frontage.  This property was first listed May 29, 2009 at $1,200,000.  Relisted as a foreclosed property, it closed escrow on April 26, 2010 at a price of $855,000.  Interestingly, it went back on the market almost immediately at a list price of $1,295,000, and was subsequently taken off the market three months later in July.

Next was another high-end property in the city of Redding, a recently built Mediterranean style 3,300 square foot beauty with in-your-face river frontage.    Originally listed at $795,000 in August of 2010, it sold for $725,000 in December, 2010.

Over in Palo Cedro on North Cow Creek we saw the sale of a 4,145 square foot luxury home on 9.4 acres.  Originally listed at $995,000 in April of 2009, it sold at $739,950 in November of 2010.

Another property that finally sold after a long and painful listing was a lovely, brand new 3,600 square foot Spanish-style home in South Redding with fabulous river frontage.  Originally listed at $1,390,000 in July of 2008, it finally sold in April of 2010 at $650,000 – less than 50% of its originally asking price.

Back in Palo Cedro was a short sale of great little horse ranch with a 5-stall barn, 3,200 square foot home on 9.6 lovely acres that fronted Cow Creek.  Originally listed at $789,000 in March of 2010, it sold for $536,000 in November, 2010.

In South Redding, another property sold quite quickly without seeing as big a price compromise as many expected – a welcome indicator that our precious waterfront properties are holding their premium values (although still not at the levels the owners would like!)  This 2,700 square foot home built in 1972 was well maintained, but not in the ‘luxury’ category of the homes mentioned above.  Yet it sold for $537,000 in July, 2010, just 4 months and just 10% below it’s original list price of $600,000 in April, 2010.

Over to the west in the secluded mountains in Hyampom, a 200-acre hunting property sold for $555,000 in April.  Originally listed in October 2009 at $595,000 this property has over a mile of very private frontage on the south fork of the Trinity river.

Another quick sale went to a 2,700 square foot renovation on 12 acres on Cow Creek.  Listed at $549,950 in June of 2010, it closed escrow a scant two months later, in August, at $510,000.

Perhaps one of the most dramatic differences between original list price and final sale price was a 2,600 square foot renovation on 1.9 acres in Anderson.  This property was originally listed at $1,575,000 in August of 2008, and finally sold, as a short sale, in July of 2010 at $500,000.

The house itself has plenty of room for everyone with 4 bedrooms, 3 bathrooms, 3 fireplaces/wood stoves an attached ‘cabin’ and a very cool air conditioning system that utilizes the water from the river, as does the irrigation for the lovely ‘park’ at the river’s edge.  The hallway featured photos of the owner and some great catches that they have enjoyed over the years.

Over $500,000

The highest sale went to a lovely, brand new, 3,600+ square foot home in Redding, with terrific frontage on the Sacramento River.   Listed July 15, 2008 at $1,390,000, the property sold on April 16, 2010 at a sale price of $650,000.

Next was a 200 acre hunting ranch in Hyampom – in Trinity County.  With several cabins, tons of privacy, over a mile of Trinity River frontage and numerous springs, the water sources on this property are abundant.  This property was originally listed on October 12, 2009 at $595,000, and closed escrow on April 1, 2010 at $555,000.

There are also several ‘pending’ sales in this price range:

Two parcels of the Gover Ranch in Anderson, totaling approximately 1,500 acres, with a combined list price of $7 million and nearly 3 miles of frontage on the Sacramento River.

Also, a beautiful 5,000 square foot luxury home in Redding with superior Sacramento River frontage.  This property was first listed May 29, 2009 at $1,200,000.  It is currently in escrow at a list price of $855,000.

$200,000 – $500,000:

A large 3,300 square foot home on the Sacramento River in Anderson sold on February 11, 2010 for $387,000.  This home had been on the market since July 30, 2008 with an original list price of $680,000.

Closing on February 11, 2010 at a sales price of $378,800 was a darling two-home retreat on 12 acres with 300 feet of frontage on the Trinity River.   It was originally listed on April 15, 2009 at $448,000.  Once the price was lowered to $378,800, there was a flurry of interest in this property and I can tell you that there were multiple offers on this home.

On March 2, 2010, a cute little 1,400 square foot 1950′s home in the middle of town sold for $355,000.  It has a superlative view of the river, however direct access to the river is prohibitive.   This property was originally listed at $499,500 on February 10, 2009.

On February 18, 2010 a 2,500 square foot ranch home on 14 acres on Cow Creek closed at $225,000.  This was a short sale, and was originally listed at $324,500 on September 1, 2009.

Under $200,000

There was an interesting flip of a 40-Acre piece in Lakehead on a year around creek with waterfalls.  It sold in October 2009 at $69,000, then again in February 2010 at $179,900.

December 7, 2009: Last week was VERY active on the riverfront front!  We had FIVE properties sold in one week, and all over the board as far as quality and price.

In Trinity County, a lovely home on Quail Rd. in Junction City went into escrow with a list price of $378,800.  This is a custom designed, meticulously kept home on 12.21 acres.  The property has good access to 300 feet of Trinity River frontage.

In Siskiyou County, a 1/4 acre piece of raw land on the upper Sacramento River in Dunsmuir went into escrow with a list price of $99,500.  This property has been on the market since April 2009, and started at $145,000.

In Shasta County, a total of approximately 1,500 acres went into escrow at a combined list price of $7,000,000.  The parcels are part of the ‘Gover Ranch’ in Anderson.

In Tehama County, a house in Los Molinos closed escrow with a final sales price of $246,600.  It is a 1,539 square foot home built in 1991 on 0.74 acres.  First went on the market in June at a list price of $349,900.  List price was lowered to $275,000 at the time it went into escrow.

This is a very exciting development indeed!
