New Riverfront Listing: 25+ Stunning Acres on the Trinity River

26 07 2009

River from Bridge 3 May 2003As a specialist in riverfront property, I am so excited to announce this incredible and rare opportunity!  Most desirable riverfront properties in our country were long ago purchased, split up, and built upon by the first humans to see these gorgeous settings.  This means that for those who wish to build their dream homes on a beautiful river in this decade, there is almost no untouched land left, and your purchase options usually include someone else’s 30-year old dream home that you will either have to extensively remodel or tear down before you can realize your own dreams.  Therefore, it is a rare and wonderful day when an untouched, pristine, stunning piece like this comes to the market! Privacy, Quality, Trees And Water – Four Excellent Candidates In Trinity County!

5 07 2009
Trinity River

Trinity River

Many people that are looking for riverfront property as a vacation or second home have a picture already in their head of their dream property.  It usually includes pine trees, rustic architecture, moving water – visible from the house, and privacy.  Of course the term ‘rustic’ means different things to different people, and speaking from experience, I have found that most people want a rustic ‘look’ but modern amenities.  Currently, there are four lovely properties on the market in Trinity County that offer all of the above at prices ranging from $465,000 to $1,200,000.  (The one for $1,200,000 is not on the MLS -which is often the case with a number of high-end ‘special’ properties – and its availability shared only with serious and qualified buyers, but I’ll give you a little taste.)

Trinity River $745,000

Trinity River $745,000

The first is 3 1/2 acres filled with everything you could ever want in a vacation property.  Plenty of shop and garage space for the toys,  plenty of room for family and friends in the 3 bedroom 3 bath, 2,700 square foot main house, plus a 500 square foot guest house – currently used as a meditation room – which opens up to the hot tub and looks out over the walking labyrinth on the lawn by the river.

View from Master Bedroom

View from Master Bedroom

Yes – there are breathtaking views of the Trinity River and  the Trinity Alps.  Located just below the confluence of Rush Creek and the Trinity River and owns all the way to the other side of the river.  You can walk right down to the river – easy access for swimming, fishing, boating or tubing.  The surrounding pine trees provide that unmistakable mountain aesthetic, making this property the real deal!   Offered at $745,000.

2006 Custom Home $599,000

2006 Custom Home $599,000

Next is a property with so much to offer, that it is worth mentioning here, even ‘though it is not technically a ‘riverfront property’ due to the fact that the BLM owns a strip of land between the property and the Trinity River.  So, to be clear, no riparian rights or priviledges here (although those may be a thing of the past anyway if S.787 goes through) but you still have privacy and a gorgeous piece of water flowing right past your house that you are able to use for swimming, fishing, boating or tubing whenever you wish.

The home is a stunning 3 bed, 2 bath 2340 sq ft custom design just completed in 2006!  Lots of special features including 9′ ceilings, porcelain plank flooring, granite counter tops. plush carpeting, custom doors & cabinets, large kitchen island, central vac, composite sinks. Has an all weather screened porch with removable windows plus a covered porch in the back. Walk out your back door & see the river go by. 2.66 acres with room for gardens, fruit trees & a small vineyard.  Offered at $599,000.

The Bear House

The Bear House

For those of you who are considering living “off-the-grid” – here’s a property that will let you do it in such style, that you will probably forget that you are 100% self-sufficient!  Nestled on 8 private acres on Rush Creek (where the Salmon spawn), this 1994 Tahoe-Style home offers 1,868 square feet of log-home aesthetic with all the comforts of the 21st century. Nicknamed “The Bear House” because of all the hand-carved bear figures featured in the design, this house achieves the perfect balance of rustic simplicity and quality construction.

Yes it is entirely solar powered, and also has a hydro-electric system in place, ‘though not currently in use.  Offered at $495,000.

p1060420And last, but not least, I just want to tease you with a wonderful retreat that has a main house, guest house, sleeping cabin, garage, shop and incredibly manicured grounds on a rushing piece of water complete with a swimming hole.  The homes are custom-designed and built, with understated elegance that offers many different views (and sounds) of the beautiful water flowing by.  You won’t see this one on the MLS, or public sites.  Call or email me for more information.  Offered at $1,200,000.p1060430

Waterfront Recreational Properties and Vacation Rentals

The ROCKHOUSE on Famous Hat Creek

68bb

Hat Creek

I just came across an announcement about a unique home on Hat Creek that is available for short term vacation rentals.  It is called the ROCKHOUSE, and sits on 1/2 mile of Hat Creek.  Here is a link to the listing on the internet:  ROCKHOUSE ON FAMOUS HAT CREEK.  A vacation rental in this or other recreational areas would be a terrific way to get to know an area in which you may be considering a purchase of a vacation home.  An excellent resource to find such properties is Vacation Rental by Owner, or VRBO.  These are individually owned properties that are available for short term vacation rentals.  I have utilized this service several times, and have had only good experiences.  The homes usually have little guest-comment books in them which offer great tips about what to see and do, and it gives you a local perspective and contacts that a hotel in town will never be able to match.  Check it out and let me know if you find any good places to recommend to others!

Shasta Mayflies Offer Scholarship to Kids Fly Fishing Camp

19 02 2009

pastedgraphicAs a specialist in our beautiful North State Riverfront Property, I feel it is my duty to do as much fly fishing on the local rivers as possible.  So to help keep me on the water, I joined up with the fabulous Shasta Mayflies organization and attended my first meeting last night.  Naturally, they were a great group of folk who welcomed me warmly and I can’t wait to join them at the Redding Library this Saturday for a fly fishing bootcamp.  The meeting itself started off, rightfully, with everyone’s fish stories from the past month.  You should have heard about the amazing colored trout that one member caught in the lower Sac, and how she described it to the DFG officer that floated by . . . well, you had to be there.

One of the neatest things this organization does is give two scholarships to kids to attend the amazing Kids FlyFish Camp put on by the Fly Shop every summer at their own Antelope Creek Lodge in the shadows of Mt. Shasta.  It’s a 5-day, 4-night ultimate fly-fishing adventure for boys and girls ages 10-15.  The fee is $750 per camper, and includes amazing instruction, mentoring, all the gear, food – everything but the sleeping bag.  A great value, but still a bit steep for many kids and their families, especially in the current economic environment.  That’s where the Mayflies, as well as the Shasta Trinity Fly Fishers, and the Golden West Womens Flyfisher Foundation and their offer of scholarships are a wonderful option.  It’s pretty easy to apply, so if you know any boys or girls who would love this kind of adventure – I encourage you to check it out.  The deadline for scholarship applications is March 2nd, so time is of the essence.  Here’s a link to the scholarship information: FISHCAMP SCHOLARSHIPS

Share Your River Story And Win A Chance For A Gift Certificate To Rivers Restaurant!

2 02 2009

Whether you live on the river, play on the river, or just admire it from a distance, you arerivers_24 invited to share your thoughts and photos at a new feature on the Redding River Queen site!  In return for your contribution, your name will be placed in a drawing to win a gift certificate to the fabulous new restaurant on the Sacramento river in Redding, appropriately named Rivers Restaurant!  It’s easy – all you have to do is go to www.ReddingRiverQueen.com, click on the top tab that says “Life on the River” and follow the link to the simple form with your story, photo, words of river wisdom or favorite river quote.

We just got a wonderful contribution this morning from a river fan who reminded us of the River Bank chapter from the classic tale, The Wind in the Willows – enjoy:
`I beg your pardon,’ said the Mole, pulling himself together with an effort. `You must think me very rude; but all this is so new to me.  So–this–is–a–River!’md000647926x1

`The River,’ corrected the Rat.

`And you really live by the river? What a jolly life!’

`By it and with it and on it and in it,’ said the Rat. `It’s brother and
sister to me, and aunts, and company, and food and drink, and
(naturally) washing. It’s my world, and I don’t want any other. What it hasn’t got is not worth having, and what it doesn’t know is not worth knowing. Lord! the times we’ve had together! Whether in winter or summer, spring or autumn, it’s always got its fun and its excitements. When the floods are on in February, and my cellars and basement are brimming with drink that’s no good to me, and the brown water runs by my best bedroom window; or again when it all drops away and, shows patches of mud that smells like plum-cake, and the rushes and weed clog the channels, and I can potter about dry shod over most of the bed of it and find fresh food to eat, and things careless people have dropped out of boats!’

New Riverfront Listing In Lewiston

14 01 2009

I took advantage of our recent unseasonably warm weather, and spent a fabulous day in Lewiston visiting a new listing on the upper Trinity river.  I also got an surprise sneak preview of a cool new fishing resort, and ended with a great stop at the Trinity Fly Shop.    I saw several anglers coming up from the river in their waders with big smiles on their faces!  This house is just above the Lewiston Bridge, where fishing is restricted to catch and release only.  The home makes you feel like you’re in an alpine lodge, and an easy 50 yard stroll across the backyard puts you on the banks of the Upper Trinity, with plenty of room to cast a good loop upstream or down.  Here’s a brief video – be sure to watch to the end so you don’t miss the Rainbow catch of the day!

Bidwell Ranch in Hat Creek – The Perfect Location For A Fantastic Fly Fishing Weekend!

29 09 2008

On one warm and wonderful weekend in September, Wilderness Unlimited and B.O.W. put together an incredible weekend of fly fishing instruction for women only at the Bidwell Ranch in Hat Creek, California.  World renown fly fishing instructors coached us in everything from sub-surface nymphing, to tying flies, to striving for the perfect loop in our casting.  Susan Herrgesell was the energetic force behind the event, and made sure everyone had the time of their lives.  The Bidwell Ranch is a private working ranch that features five Read the rest of this entry »

Do You Know About Hook.TV?

17 09 2008

Just want to make sure all you anglers know about this very cool web site that has some terrific videos of fly fishing adventures and destinations, techniques, and species.

Hook.TV

Hook.TV

They also have forums and group pages that focus on specific areas of interest – such as back country fishing, disabled fly fishing, and Southern California salt fly fishing – you can even start your own group!

I’m particularly partial to the video series on the fly-fishing adventures and shennanigans of three of The Fly Shop’s top guides. Tight Lines!
